West Broad Village is located in Henrico County, Virginia. The community is designed for people who live, work, shop and recreate with a community they call home. The Village Master Plan encompasses approximately 115 acres of residential, retail. Office hotel, recreation and environment preserve. There are seamless transitions from neighborhoods, to the "main street", to the public spaces and even to the adjacent school and park. Collectively, these spaces create a dynamic community framework, a community of neighborhoods social interaction can take place. The following are the design principals that are prominent throughout the plan and serve as a guide to daily life in West Broad Village.

Walkable community
Building a community starts with connecting people. The street pattern reinforces a walkable pedestrian-oriented community. A hierarchy of streets and sidewalks integrated with pedestrian and bicycle trails will provide safe routes to access key destinations within the community.

Mixed-Use Planning
mixed-use planningThe community plan integrates a variety of living and working choices that accommodates diverse housing types mixed with shops, offices and recreation. Residents and visitors will have the opportunity to work, live, shop and recreate completely within their community.

Neighborhoods: A sense of ownership in the neighborhood creates community pride and cohesion. Shared amenities; parks, ponds and ecological areas are provided for residents to enjoy.

Civic Planning
Public gathering spaces are provided throughout the Village where events, festivals, concerts and Farmer's Markets can take place throughout the year. Civic events create the social capital communities need to thrive.

Environmental Responsiveness
Preserving and protecting the integrity and diversity of significant ecosystems, surface water, wildlife and habitat is an essential principal for West Broad Village. The public will not only have access to these areas via a bicycle path system but will also enjoy common views from the street network.

Pedestrian Streets
streetsTree lined streets with comfortable sidewalks bring back the small town feeling of a community in West Broad Village. Streets will be designed to a pedestrian scale without compromising the automobile. Intersections will consider the pedestrian, bicycle and vehicular movement. Multiple connections and traffic calming will be integrated into the network design.

Community Edges
A combination of wetlands, forested areas, upland reserves and parks will create a continuous natural edge for the adjacent neighborhood. The design of the buffers will respect the distinguishing characteristics of the adjacent communities.

Great Parks
Parks and open space will be provided throughout the Village and serve as a public focal point for each residential neighborhood. All homes will be located within walking distance to a neighborhood park.

Defining Community
A community is defined by the people that live there and the social networks they establish. The physical elements of a community provide a framework for neighbors to meet, children to play together and most importantly a community to form.
